Review Icon"We previously visited this house on three successive holidays between 2009 and 2011 and then returned again this year. ZC45 is a beautiful and relaxing home from home; one that all my family adore. We all have wonderful memories of the house and have seen the gardens flourish over the years. Over the years we have also had grandparents and friends staying too. The villa is in an idyllic position looking across the valley to the Sierra de las Salinas dotted with olive groves. It is secluded and yet within easy reach of the lovely village of Arriate with good tapas restaurants and shops selling local produce. Ronda is also a short car journey away. All the rooms are lovely and the kitchen is well appointed with a great built-in charcoal grill and bread oven outside. The pool is large and refreshing - the children have particularly enjoyed this over the years! There is a palpable sense of calm here which allows you to immerse yourself in this part of Andalucía: the beautiful landscape, rolling hills, food, wine and the gentle breeze across the valley. At any time of day you never tire of sitting on the terrace, or beneath the shade of the willow trees, and looking across the valley. Morning, midday and evening are all special times. Highly recommended and we will return. "

Review Icon"From the first contact I knew we would have a wonderful week. When we arrived the villa was spotless and so well equipped. The kitchen cupboards were full of the basic ingredients and there were even two little bottles of home grown olive oil. The views are fantastic and lying by the pool watching and listening to the birds was so relaxing. There is plenty to explore in Ronda and the nearby villages. We had a hire car but in the end decided that we all wanted to sample the local wines so ended up using taxis a lot. Thoroughly recommend the villa to all."

Review Icon"We stayed at ZC45 in early June and had a lovely week. The villa is beautiful - very clean, light and spacious with lovely furnishings and décor. We like to cook and the kitchen was well equipped with a lovely big fridge and a bbq area. For me, the best thing about the villa was the beautiful view - it's set into a valley and looks out over the most beautiful countryside, and is totally peaceful. Sitting on the terrace and looking out onto such lovely surroundings whilst eating dinner was a real treat. The owner and people we met who look after the villa locally and greeted us on arrival were so friendly and more than happy to be contacted at any time. It really does make a difference to know that if you have any issues at all there are people you can ask and they will come back with helpful solutions! All in all we had a really lovely relaxing week, so thank you to everyone for looking after us so well!"

This outstanding and much loved holiday villa is set in the heart of rural Andalucía, 15 minutes from the historic town of Ronda.

Its seven acres of private grounds in a secluded spot on the edge of the Ronda mountains are perfect in every way for a family holiday. The lands roll gently down to a small river with hillsides of farmland and pastures beyond, all wrapped by the mountain majesty which rises up dramatically behind.

The uninterrupted views from every angle of the house offer seclusion, relaxation and countryside splendour. Spain conjures images of tapas, sherry, mountains and the bright Andaluz sun. Its people, culture and landscapes are unforgettable. Here, in the heart of this extraordinary region, you will enjoy it all!

The result is superb, a thoroughly modern, luxury villa with flow and movement, one which makes the most of the wonderful Andalusian light. A villa with a real 'wow' factor.

Peaceful and stylish

"The luxury of space and a great layout means everyone can relax together. Breakfast and sunsets on the terrace with friends - wonderful ! And a stone's throw of a walk to some of the best tapas Spain has to offer".

Offering real comfort and relaxation throughout, each and every room has been creatively designed to make the best of the lovely countryside views. Light, bright and airy, it's very spacious (320m²) and full of interest. Here, traditional Spain meets head on with contemporary design!

Full of quality too, with imaginative details which include split-levels and double height ceilings, wall to wall glass, underfloor heating throughout, a sunken dining area, a pure wood kitchen, five uniquely different bathrooms (with luxury toiletries), throws by Missoni ... the attention to detail is superb.

Outside is pretty good too! Both the huge living area and the kitchen open up to the terraces as if it was all one giant space. All you are likely to hear as you gaze out to the olive groves in the distance are the tinkling of the bells of neighbour José's sheep and the rustling of the eucalyptus trees around the stream at the bottom of the garden. This terrace is the ideal place to spend much of your long, lazy day at the villa. With pizza oven, brick barbecue and a large dining table you needn't move ... apart from taking a few steps across the lawn to the irresistible swimming pool.

A great holiday

"The villa exceeded all expectations. It is fantastic and I congratulate the owners for their vision, taste and courage in creating such a place".

A good size, 10m x 5 m, steps welcome you in to its azure blue waters, glinting gloriously in the sunshine and contrasting beautifully with the wide grass surrounds. On either side there are rustic pergolas, one which provides shade for your slumbers on the loungers; the other covers a second, little children's pool, 2m x 2m and just half a metre deep.

By the way, the house is extremely well equipped for young children with a high chair, buggy, travel and regular cots, a selection of toddler toys, books and DVD's. There's a baby bath support, bibs, potties and plastic plates, cutlery and containers.

Back in the garden, the wide expanse of lawn offers a great place for children to run around and play. Neat hedging gives definition and makes it easy to keep an eye on them.

Beyond, countryside peace and harmony provides a delightful backdrop for your revelry in the sunshine, the view uninterrupted over Las Salinas (the salt hills) and La Sierra de los Cumbres. There are a few farmhouses and one or two other villas in the distance but nothing remotely close. The nearest is more than 300 metres away.

"Spanish" Spain

"We had an absolutely lovely stay at the villa. It's a jewel of a vacation home. We would definitely recommend it to anyone interested in visiting "Spanish" Spain - as opposed to the tourist version".

Steps lead down to a lower garden terrace planted with a variety of fruit trees - almond, fig, peach, apricot, cherry, plum, pear and persimmon. From here on the land is wild and wonderful, an adventure playground which slopes all the way down to the river below.

Seamless living between inside and out is just one of the fabulous design features here. The generously proportioned living space offers up delight after delight and is hugely impressive under its double height ceiling. Everything is open-plan and ultra-smart.

Its clean, crisp, modern style creates an ambience which is almost Scandinavian. The weather is a bit better though!

The theme is black and beige on white with fabulous splashes of colour provided by paintings by the talented young artist Rubeń Melgar Jimenez who is from Arriate. Ruben's passion for his village and the surrounding countryside is expressed in joyous works which beautifully represent modern Andalucía. The artwork is for sale, by the way, and he will also happily do commissions.

Furnishings are modern, black wood predominates offset by the huge white walls, colourful cushions and the art work. A sofa, chaise long and armchairs are scattered around the large fireplace (there is also underfloor heating for the chillier winter months) and the massive picture windows which slide open effortlessly to join the room, terrace and garden as one.


"I didn't realise paradise could exist without a beach until our stay here, which provided the most breathtaking views and luxurious accommodation".

There are board games, lots of DVD's to choose from, a small flat-screen TV to play them on and books galore. You can connect your iPod or MP3 player to Logitech speakers. The excellent WiFi extends throughout the house and even pool side.

At the rear, a few steps take one down to a very attractive, sunken dining area, an intimate and cheerful spot to enjoy your meals and still see the views that surround the house.

Meals which you will happily create in the fabulous kitchen around the corner at the far end of the living room. Bright, light and contemporary, it is fully fitted in Wenge wood. Spacious, with a central island and a breakfast table, it is equipped with absolutely everything, including eye-level oven and microwave, a large 5-ring gas hob, dishwasher and American-style fridge / freezer with ice and iced water dispenser. It's a kitchen where you will be comfortable cooking – or comfortable watching people cooking!

More glass doors open to the terraces, so it's perfectly placed for serving al-fresco meals outside and just a few steps from the barbecue and pizza ovens too.

We all fell in love!

"We had a fantastic time – what a wonderful house and amazing setting, we all fell in love with it! And a corner of Spain that we can’t wait to return to".

Just behind the kitchen there's a utility room which houses the washing machine and a second fridge. A little terrace leads off which is a handy spot for drying the washing in the sunshine.

The excellent library (which has lots of interesting books about Andalucía as well as English novels) is housed on the Minstrel's gallery which runs above the sunken dining area. Accessed from the entrance hall (which is seven steps up from the living room) this is another interesting and attractive design element.

Not many villas in Andalucía have the same attention to detail as this one so it comes as no great suprise to find an honesty bar at the other end of the living room with some excellent local wines to choose from.

There is also storage for the children's and baby paraphernalia mentioned above and a guest W/C.

Very relaxing

"The casa was fantastic – thank you so much – it's a lovely place. We all had a great time and the house was superbly luxurious and very relaxing".

Each bedroom has its own character, design and views, its own private balcony or direct access to the gardens. What they have in common is that they are all comfort personified with blissfully relaxing Scandinavian beds and crisp cotton sheets. "Sueños dulces" - sweet dreams - are guaranteed!

Quiet havens of peace and relaxation, each is furnished in an individual style with special LED lighting, large fitted wardrobes, automatic blinds, integral mosquito nets, ceiling fans and luxurious jatoba wooden floors. The en-suite bathrooms all have high-pressure showers and hair dryers.

Bedroom "El Jardin" is on the ground floor. With a delightful iron bed this is a large, attractive room with a divinely comfortable double bed. The wrought iron of the bed, the luxurious white of the furniture and the missoni bed-throw create a contemporary elegance. It has two patio doors which lead out to the terrace and views across the pool to the Sierras of Ronda and Grazalema in the distance. A large en-suite, walk-in shower room leads off.

Wonderfully spacious

"The villa was wonderfully spacious and very comfortable. All of us enjoyed it, the setting, the views. It felt so luxurious and relaxed we didn't want to leave".

"El Rio" is also on the ground floor, a delightful twin room with subtle tones of slate, grey and aubergine. It enjoys views to the river and the fields and olive groves beyond from its large private balcony. The modern, spacious en-suite bathroom has a walk-in shower and its own distinctive tile design.

The other two bedrooms are on the top floor (stairs lead up from the entrance hall). "Las Salinas" is a twin bedroom with wonderful crisp white furniture attractively set off by the dark jatoba floors. Its private balcony has wonderful views out to La Sierra de Las Salinas across the valley. The ensuite in this room is large with a wonderfully big bath in addition to the walk-in shower. The soft uplights give it a special atmosphere.

"Las Vistas" is the large and luxurious master double bedroom. There are 180º degree views from this room – the private balcony allows you to relax with a drink as you watch the magnificent sunsets over La Sierra Los Cumbres opposite.

The dressing area adjoining also has floor to ceiling windows with views to La Sierra de Las Salinas and the window opposite your bed gives you La Sierra de Grazalema.

The bathroom is large with double sinks and a very large double shower which has lovely views across the surrounding countryside - for you to enjoy along with your respective showers ... together !

Just Perfect!

"The house is great - a lovely spot and furnished really well - everything and more that anyone could need. The view from my bed was to die for. Perfect".

The villa with it's wide gravelled parking bay at the front is just a short drive along a little bumpy (but easily manageable) private country road from the village of Arriate. A typical Andalusian pueblo, famous for its sausages and its Semana Santa processions, it is populated by bars and cafes too numerous to mention!

A friendly slice of country life, it is, in the words of one guest, "a beautiful village with lots wonderful streets to explore. There are plenty of delicious places to eat and drink. Also the hot Spanish boys don't go amiss!!!" Oh, to be nineteen again ...

Another said, "Arriate is just the perfect town, just enough to see and explore but no other tourists so a taste of the real Spain. What really struck us was how friendly everyone was in the village".

Ronda is only 15 minutes away and is justly famous for its spectacular location.

A tremendous week

"We sat around on one of our last days thinking what we could think to change about the place and we genuinely struggled to think of anything".

Set on a precipice, with the El Tajo gorge in the centre of town dropping almost vertically to the river and waterfalls 500 feet below, it has a jaw-droppingly beautiful view out to the mountains. The walk around the edge of Ronda's precipice takes you past its ancient bullring, the oldest in Spain. The actor Orson Welles was famously captivated by the town, its dramatic location and passionate people.

Further afield, the wonderful world of Southern Spain is your oyster.

Little more than an hours drive through the magnificent mountain scenery of La Sierra de Las Nieves will take you to the luxury golf courses and golden beaches of the Costa del Sol, the excitement of Marbella and razmataz which is Puerto Banus.

It is even possible to visit Morocco for a day using the high-speed ferries from Tarifa or Algeciras. Beyond Tarifa lie the wild and beautiful beaches of the Costa de la Luz.

Just what the doctor ordered

"I loved being able to pick a sun-warmed apricot straight from the tree. Waking to the local goat herd and their tinkling bells was very special too".

Closer to home, visit the wonderful pueblos blancos (the white villages), for which Andalucía is justly famous - the nearest, just a few kilometres from the villa, is Setenil where white houses seem to emerge from underneath massive rocks. Other stunningly beautiful towns nearby include Grazalema, Zahara de la Sierra and Arcos de la Frontera.

The Arab grandeur of Granada and the sophistication of Sevilla are less than two hours drive from the villa.

It's a villa which invites you to relax, to take it easy. But if you get a sudden burst of energy that goes beyond taking a running dive into the pool, there is a wealth of magnificent countryside to explore, both on foot and in the saddle. Here you are surrounded by national parks which protect one of Spain's and Europe's greatest wildernesses.

There is mountain and rock climbing too, fabulous cycling (bikes can be hired in Ronda) and world-class wind and kite surfing on the Costa de la Luz.

Rest and relaxation

"It really was great, two weeks of sun, self-indulgence and relaxation! The weather was perfect and the pool was an enormous plus for all of us".

Explore the caves at Cuevas del Gato and Cuevas de la Pileta. The latter, with its Neolithic and Paleolithic drawings is a national treasure in Spain. Daily guided tours with a third generation member of the family of shepherds who discovered them when tending sheep in the early 1900's, give you a fantastic 'Indiana Jones' experience of these caves inhabited by our ancestors more than 15,000 years ago.

Around and About

This is an excellent base from which to explore this delightful and very beautiful part of Andalucía.


  • For trips out, you are spoilt for choice. Hemingway's favourite town in all Spain, Ronda, with its extraordinary gorge dividing the old and new quarters, is just 15 minutes away. With its mansion houses, quaint narrow streets, museums and art galleries and Spain's oldest bullring, it is well worth visiting.
  • La Costa del Sol with its wealth of sandy beaches, sun, fun and nightlife is an hour further south from Ronda. It's a very spectacular trip, too, crossing up and over the Sierra de las Nieves before descending to glitzy, glamorous Marbella and a very different world!
  • Here you are on the doorstep of the Grazalema National Park, one of the most beautiful tracks of mountain anywhere in Europe. Jagged peaks, gorges, chasms, faults and caves, underground rivers and deep canyons are interspersed, here and there, by some of the prettiest villages in Spain - Grazalema, Zahara, Setenil and the other famous "pueblos blancos".
  • On the wide, blue waters of the Embalse de Zahara (it's a reservoir but you would never know), you can swim or just enjoy the beautiful views all around from one of the little bars which open up in summer on the lake shore.
  • Take the dramatic little mountain road from Zahara which climbs high into the mountains and on to Grazalema. From here you can head west, crossing right over the magnificent sierras, thickly forested with cork oak and Spanish fir, to Arcos de la Frontera on the other side.
  • For something completely different, Sevilla takes 2 hours. It is impossible not to be captivated by its exuberant atmosphere: stylish, confident, ancient and proud, yet also convivial, intimate and fun-loving. If you don't know what alegría means, Sevilla is the place to learn!
  • Spain's unique sherry wine region (Jerez and Sanlúcar), is well worth a visit, enhanced no doubt by stopping at one or two of the famous bodegas along the way! Jerez de la Frontera is 2 hours.
  • Cádiz (2¼ hours) continues to evoke the romance, intrigue and mystery of centuries of trade (some legal, some not so) between Europe, Africa and the Americas.
  • Beyond lie mile upon mile of magnificent white beaches on Spain's Atlantic coast, La Costa de la Luz.
  • Córdoba and Granada are both 2½ hours drive from here.


  • There are few better places in Europe than the Sierra de Grazalema to enjoy walking and hiking. We recommend "Walking in Andalucía" by Guy Hunter-Watts which includes six fabulous walks in the nearby countryside. The wonderful mountain terrain is equally facinating for twitchers, especially for spotting the big raptors. There are various guide companies in Ronda offering everything from one day caving adventures to hiking and bicycling trips.
  • The adventurous may want to try their hand at hang gliding or paragliding from Sierra de Lijar, just up the road at Algodonales. The village recently staged the World Paragliding Championships and is home to a number of paragliding schools with courses for beginners as well as tandem flights.
  • Horse trekking can be arranged at local stables.
  • Bicycle hire is easily arranged in Ronda. There are excellent cycle ways in the area including the Via Verde which runs along an abandoned railway line as well as far more challenging tracks for mountain biking.
  • Different water sports are on offer on the Zahara lake. Swimming is also possible at a number of secluded coves along the lakeside.
  • There is no more thrilling way of viewing the Ronda mountains than from a balloon. End your once-in-a-lifetime flight with a champagne breakfast overlooking Ronda’s old town.
